What is the length of the lease?

Available lease terms offered at this community are 12-15 months.

Are short-term leases available?

No. Our community does not offer short-term leases. Please contact the leasing office for more information.

What happens if I need to break the lease early?

Is renter's insurance required?

Yes, renter's insurance is required. For details, please contact our leasing office.

How much notice is needed before moving out?

All leases require a 60 day notice to vacate. Please contact leasing office for additional questions.

What utility companies do you use?

Our community utilizes First Energy and PSE&G. Residents are responsible for setting up utilities with these companies prior to move-in.

What Cable/Internet Providers are available?

The following Cable/Internet providers are available at our community: Optium and Verizon. For more information, please contact the leasing office.

When is rent due and how do I pay?

Rent is due on the 1st and is considered late on the 5th. You may pay your rent online by visiting our resident portal. If you have further questions, you may contact our leasing office team.

Do you give any discounts to local employers?  

No, we do not offer a preferred employer discount program at this time at our community.

Does your community offer furnished apartments?

No, all apartment homes come unfurnished.

Is there in-unit laundry?

What appliances are included?

All apartment homes will include the following appliances: washer and dryer, dishwasher, stove, fridge and microwave. For more information regarding what is included in each apartment home, check out our Features and Amenities page.

Is there air conditioning/heating?

Yes, each apartment comes equipped with AC/heat. If you have additional questions, please contact the leasing office.

Are there ceiling fans?

No, ceiling fans are not available within your apartment. For information regarding apartment home features, please visit the Features & Amenities page.

Is there parking available? Is it free or paid?

The parking options at our community include covered reserved $125 a month and uncovered reserved $80 a month. Please contact the leasing office for more information regarding our parking policy.

Can I rent out amenity spaces for private events?  

Our community offers a rentable amenity space for residents of the community. Please contact the leasing center for more information about rates and availability.

Are pets allowed? If so, are there breed or size restrictions?

Are there EV charging stations? 

Yes, our community offers residents EV Charging Stations within the community. Rates and availability are subject to change based on demand. Please contact the leasing office for current EV charging station availability.

Are there grocery stores, restaurants, or schools nearby?  

Morristown offers a wealth of shopping and dining options with many popular spots located right next door to the community. Residents of Sofi may even be eligible for exclusive discounts at the various Morristown Station restaurants located on-site. The neighborhood is also conveniently situated within a highly-regarded local school district that serves students of all ages.

The Morris School District includes the Lafayette Learning Center for preschool programs and Alfred Vail Elementary School for grades K through 2. Students in grades 6 through 8 attend Frelinghuysen Middle School while older students attend Morristown High School. Additionally, the MSD Community School provides a variety of specialized programs for both local youth and adults.

What is the roommate policy?

All individuals 18 years of age or older are required to complete an application, receive approval, and be listed on the lease. Is there a maximum number of occupants?  

The maximum number of occupants per apartment is Morristown requirements based on 1 resident per 250 sq. ft. (limit of 5 individuals per two bedrooms). Within our leasing portal, you will find more information about leasing an apartment with roommates. If you have additional questions, please contact our leasing office.

Can guests stay over, and for how long?

Our guest policy is guests allowed up to 2 weeks. For restrictions on guests, please consult your lease agreement or speak with our leasing office team members.

Is there guest parking available? 

Guest parking is available at the community. Guests may park in designated guest parking areas; additional requirements or restrictions may apply. Contact the leasing office to find more information about our guest parking policy.

What is the smoking policy? 

Our community and apartments follow a restricted smoking policy to support a clean and healthy living environment. Smoking is prohibited within the building and common areas (including the courtyard, pool area, and garage).
